Permitted use

You may use the site for lawful, personal, non-commercial research into properties you may be interested in buying, selling, or renting and to contact the operator about real estate services. You must be able to form a binding agreement under applicable law, or use the site with the involvement of a parent or legal guardian.

You may not:

• scrape, harvest, copy in bulk, republish, resell, redistribute, or create a derivative database from site content;
• use bots or automated tools except for ordinary indexing by recognized search engines when expressly permitted by the operator and applicable data-provider rules;
• circumvent access controls, rate limits, robots directives, or other safeguards;
• interfere with the site's operation, probe for vulnerabilities, introduce malicious code, or misuse another person's information;
• use property or contact information for unsolicited advertising, spam, unlawful discrimination, or any purpose unrelated to a bona fide real estate inquiry; or
• misrepresent your identity, authority, or relationship with a property, broker, MLS, or data provider.

Property information and future IDX display

Demonstration property names, addresses, prices, images, MLS identifiers, and availability are fictional. They are not offers to sell or lease real property. Before live IDX data is displayed, each listing view and search experience must use authorized fields and current required attribution, brokerage identification, timestamps, source notices, and disclaimers.

Once authorized, IDX information will be for consumers' personal, non-commercial use to identify prospective properties of interest. Listing information can change or contain errors and must be independently verified. A property may be listed by a brokerage other than the operator.

No agency or professional advice created by site use

Viewing the site, saving a search, or sending a general inquiry does not by itself create a brokerage, fiduciary, attorney-client, lending, appraisal, inspection, or other professional relationship. Any real estate relationship will be governed by separate disclosures and agreements required by Florida law. Information on the site is not legal, tax, lending, insurance, engineering, inspection, or appraisal advice.

Requests and communications

If you submit a request, you authorize the operator and the real estate professional assigned to the request to respond using the contact details you provide. Submission is not a condition of purchasing any property or service. The production form must present any additional consent required for automated calls, texts, or marketing before those methods are enabled.

Fair housing

We support equal housing opportunity. Real estate services are offered without unlawful discrimination based on race, color, national origin, religion, sex, familial status, disability, or any other characteristic protected by federal, state, or local law. Accessibility accommodations may be requested using the contact information below.

Equal Housing Opportunity. The approved Equal Housing Opportunity mark will be installed as a locally hosted asset before final IDX submission.

Intellectual property

The site's design, original text, code, and branding are owned by the operator or its licensors. Property data, photographs, logos, maps, and other third-party material remain the property of their respective owners and may be used only as authorized. No license is granted except the limited right to use the site under these terms.

Copyright concerns may be reported through the DMCA notice process.

Third-party services

The site may link to or use third-party maps, lenders, inspectors, government records, or other services. Their content and availability are controlled by their operators, and their own terms and privacy policies apply. A link is not an endorsement unless expressly stated.

Disclaimers

To the fullest extent permitted by law, the site is provided “as is” and “as available.” The operator does not promise that the site will be uninterrupted, error-free, secure, or that property information will be complete, current, or suitable for a particular decision. Nothing in these terms excludes a warranty or remedy that cannot lawfully be excluded.

Limitation of liability

To the fullest extent permitted by law, the operator and its personnel will not be liable for indirect, incidental, special, consequential, or punitive damages arising from site use. Any aggregate liability for a claim relating to the site will not exceed the greater of amounts you paid specifically to use the site during the prior twelve months or US $100. These limits do not apply where prohibited by law.

Governing law and disputes

These terms are governed by Florida law, without regard to conflict-of-law rules. Any dispute not subject to a separate written agreement will be brought in the state or federal courts located in Pinellas County, Florida, and each party consents to those courts' jurisdiction, except where applicable consumer law requires otherwise.

Changes and general provisions

We may update these terms as the site changes. The effective date identifies the current version. If one provision is unenforceable, the remaining provisions continue in effect. A failure to enforce a provision is not a waiver. These terms do not override a separate agreement signed by the operator and you.
